There are quite a few platforms and methods out there to utilize in putting your jobs out to bid. The desired end result is to get good coverage for each trade and scope of work that requires pricing for your individual job.

You can only hope the subs bids are all inclusive for their trade and you are not hit with lots of change orders. Or that their bid form is plastered with more inclusions than exclusions. Larger general contractors have enough staff to sometimes conduct their own ‘’ in-house ‘’ estimate for each trade and scope of work.

From here they issue some form of bid package or trade scope sheet to assist for a level playing field in the bid process.

Some general contractors have their ‘’ go to guy ‘’ for each trade that they use job after job and the work is done and onto the next one. Other times, general contractors are in the market for new subs and vendors. The world of construction is always changing with people, subs and vendors always coming and going.
Finding stable and well performing sub-contractors will always be an ongoing challenge and is part of the business. Whether you are a smaller tenant improvement contractor or grossing ten-figures annually; everyone seems to face these obstacles in one way or another.

General contractors can put their own work out to bid utilizing their own database or subs. Other general contractors sign on with monthly plan room services that require one and two year contracts. Other on line plan rooms and subscription services offer marketing programs and built-in project management tools.

This is a good example of what not to do. Every month you have another fixed cost that you have to pay out on and you are stuck using the same pool of subs on a job to job basis. You are getting the same type of pricing from the same bidding audience.
